Hi Penny,

It was good chatting with you again.  I’m glad to see you got a good grip on things.  It’s been hectic for me getting things going from such a remote location like a ship at sea.

First of all, I do give you the authority to use the moneys set aside, to deposit £500.00 into my HSBC account.  Also instruct Phil Daniel to get a survey done on the property.

I’ve been thinking more on the issues discussed on the phone yesterday.  And what you said about Ifor, is that he would be on the phone to you right away if something was up.  With some background of Adele, the Executor of the estate, I don’t think she will stir up the pot.  And here is why, she has been closing out Shaun’s affairs for 18 months with no pay.  The Clegyr Boia property is the last in the many assets of his estate.  She just wants to get it over with.

I think she is keeping quiet about our misunderstanding this weekend.  I don’t think she will tell Phil anything either.  I do think she has been talking to Phil the last few weeks sense the Pembrokeshire Parks has official come back with there ruling.  As a way to see if I had moved forward on Exchanging Contracts, she has probably talked to Phil to see if there are any movements towards that.  So I don’t think you should bring up anything about this weekends misunderstanding to Phil.

I do think you should explain that most of the waiting around and not moving forward was waiting for the Pembrokeshire Parks to respond to Adele’s document queries as she is the current administrator of the property.  And that once they did responded officially and the issue of outside building and storage of boats was resolved in one area of the property.  But on the other side of the property there was still no permission for outside building and storage of boats, so I called the Pembrokeshire Parks directly to see what my options were as a prospective buyer of a property in the Pembrokeshire Parks jurisdiction.  The senior inspector for the Parks said I could petition for a ruling on a concept in principle, in changing the landscape around the building in question to obscure any outside building and storage of boats on the property.  This later would, after doing any said changes, lead to a real planning permission document.  I spent the last week working on such a usage document with photos, drawings and a 7 page document and sent it off to the Pembrokeshire Parks.  This is why, in the past few weeks, I have not responded in going forward with the Exchange of Contracts.  I was just checking out my options.

It might be good to explain to Phil of these facts, so he knows that I’m doing my do diligence as a business man moving forward.  I’m checking out all options and planning accordingly.

From Phil’s point of view, I think your right about the bounced check and a bad credit risk going forward.  All the moneys I told Phil I had at time in all banks that I have accounts in is all correct, but I don’t think he knew I had to wire moneys from overseas.  As a point that you should bring up to him, would be the fact that the money I gave you went through just fine, and was for a much larger sum and you can tell him the amount.  I also had many other expenses I had to sort out for my long (2 month) absence.  If I was not going on this work trip and spending the those last few weeks getting ready to travel and trying to buy this property at the same time this check would have gone through just fine.  Also, I told him, and he understood that I had many invoices that would be being paid into my account from then entail the end of January.   And all of them are being paid on time and with correct amounts.  All the moneys needed for the “Completion” is on track for the end of January.

Also tell Phil anything that you think will help including what we talked about on the phone yesterday.

Sorry for my ramblings on but it’s been a tough long week.
